This position is a pure sales and origination role designed for an experienced professional coming directly out of capital markets lending. You will serve as the front-line driver of business development, leveraging your lender knowledge, deal experience, and sponsor relationships to originate new mandates and close them efficiently. The pace is fast and demanding—matching the volume of a firm completing nearly 85 financings per year—and requires a professional who thrives on building new relationships, winning competitive situations, and shepherding deals through to closing. You will work across every asset class in the market, from multifamily and mixed-use to office, retail, industrial, hospitality, and specialty assets, offering exposure to a diverse range of transactions. The role is best suited for a natural dealmaker with strong instincts for structuring, negotiating, and positioning deals, and who values being part of a lean, entrepreneurial team with direct access to decision-makers and a meaningful impact on the firm's continued growth.
Responsibilities
- Source and win new borrower relationships; convert qualified prospects into exclusive mandates.
- Own the full sales cycle: prospecting, meetings, needs analysis, capital stack strategy, pitch, mandate, and close.
- Translate business plans into financeable narratives; prepare cogent teasers, lender lists, and process calendars.
- Price, structure, and position requests for debt (perm, bridge, construction, mezz/preferred, agency/CMBS where applicable).
- Run competitive lender processes; negotiate term sheets and credit asks to maximize proceeds and certainty of close.
- Coordinate diligence and underwriting packages; anticipate friction points and clear issues pre-committee.
- Maintain rigorous pipeline hygiene and forecasting; communicate status, risks, and next actions with internal stakeholders and clients.
- Cultivate a durable lender network and market intelligence across rate movement, leverage, spreads, and program appetite.
- Partner with analysts/associates to deliver timely models, comps, OM materials, and closing checklists.
- Represent the firm at meetings in NYC and regularly in Lakewood, NJ (~weekly) plus occasional travel for site visits and lender meetings.
- Uphold a high-touch client experience—proactive updates, transparent expectation setting, and on-time execution.
Qualifications
- Must come directly from capital markets lending or closely related CRE debt origination (bank, debt fund, life co, CMBS/agency, or mortgage brokerage).
- Demonstrated track record winning and closing CRE debt across multiple asset classes.
- Command of capital structures, leverage metrics, DSCR/DY, pro forma underwriting, and lender credit frameworks.
- Strong negotiation skills with lenders and sponsors; comfortable pushing for better proceeds, pricing, and structure.
- Process discipline in fast, high-volume environments; calm under time pressure and committee deadlines.
- Clear, concise communicator; credible in the room with institutional and entrepreneurial sponsors alike.
- NYC-based with the ability to be in Lakewood, NJ approximately once per week (or as business needs dictate).
Compensation
- Base salary: $250,000.
- Bonuses: performance-based bonuses tied to originations/closed volume (a few discrete bonus components).
- On-target earnings: approximately $300,000 in Year 1, contingent on meeting agreed-upon production goals; meaningful upside beyond Year 1 as volume scales.
