Housekeeping Services Manager

This individual is accountable for leading housekeeping services, ensuring consistent service delivery, for US locations as assigned. Housekeeping Services include general cleanliness, floor upkeep, cleanliness of workstations, common area seating, common area spaces, restrooms, meeting spaces, trash and recycling collection and disposal, and coordination with Facilities Operations & Safety. This role will also coordinate services with Corporate Hospitality, ensuring events and large meetings have appropriate, timely scheduled services. The portfolio includes various property types including offices, campuses, data centers, and spaces leased to tenants, all requiring different levels of support and management. Goals are to strengthen employee (internal customer) experience, safety and environmental compliance, business resiliency, financial management, improve life of building finishes, tenant experience, and sustainability. This individual is expected to lead and implement changes as housekeeping contracting strategies are updated and is responsible for managing financial, business continuity and customer service results for housekeeping services. This position may also be responsible for establishing and measuring progress against annual improvement goals.

Principal Duties and Responsibilities:

  • Manage an organization including Unum staff, external service providers, and annual operating budget to achieve financial, operational, quality, experience, safety, and compliance objectives.
  • Develop and deliver operational strategy and contract service solutions for assigned locations within real estate portfolio. Responsible for contractor management and ongoing administration including purchasing, supply management, and invoice review.
  • Drive consistent service delivery across assigned portfolio.
  • Ensure that the highest level of quality and customer service is maintained.
  • Manage CMMS system and ensure compliance with standards and policies.
  • Ensure service providers maintain adequate staffing and team structure needed to achieve departmental and/or corporate service goals.
  • Continuously look for opportunities to operate more efficiently. Manage operation within budget.
  • Conduct quarterly performance evaluations in coordination with independent consultants.
  • Establish strong, effective, and collaborative partnerships with key internal customers and external resources. Ensure a strong understanding of priorities to balance employee experience, financial performance, risk tolerance, and sustainability goals.
  • Foster a customer centric organization focused on end-to-end customer experience, operational excellence, customer satisfaction and leveraging forward-looking insights, process management, and efficiency.
  • Develop employees and foster increased knowledge and skills through the organization.
  • Oversee the implementation of housekeeping programs, and ensure programs enable compliance with regulations and incorporate best practices.
  • Respond to critical events or emergencies, including providing oversight when needed.
  • Perform other duties as assigned

Job Specifications:

  • BA/BS preferred; hospitality, engineering, facilities management, disciplines preferred.
  • 10+ years' experience in housekeeping services, including working with customers and key internal stakeholders.
  • Experience managing housekeeping operations and facilities improvement projects.
  • Experience with facilities management systems.
  • Experience with and passion for strengthening organizations and capabilities and driving operational and organizational change.
  • Broad business knowledge to include, but is limited to finance, operational, technology, safety, compliance.
  • Excellent communication, collaboration, and negotiation skills (clear, concise oral and written communication).
  • Exceptional presentation and influencing skills with all levels of leadership and business management; adept at handling customer situations.
  • Demonstrated experience in driving operations transformation and drive change.
  • Synthesis of analysis and research into strategic insights and practical recommendations, including strategic, risk, financial, and operational analysis.
  • Demonstrated strength in the creation of simple and effective business communications and presentations to build the case for change and rationale for recommendations to gain executive support throughout the project.
  • Highly self-motivated – will go the extra mile to get the job done right and "wow" our internal customers and stakeholders.
  • Superior consulting and advisory skills; ability to think conceptually, handle ambiguity, solve complex problems, and make thoughtful recommendations.
  • Some travel required.

The base salary range for applicants for this position is listed below. Unless actual salary is indicated above in the job description, actual pay will be based on skill, geographical location and experience.

$89,900.00-$169,900.00
