Commercial Property Manager
We're seeking an experienced Commercial Property Manager to oversee operations at La Vaquita Flea Market, a thriving retail destination in Jefferson, Georgia. This strategic leadership role combines property management excellence, team leadership, and capital project oversight to maximize property value and operational efficiency.
As our Property Operations Manager, you'll be responsible for maintaining premium commercial real estate standards while supporting business growth through effective facility management, vendor coordination, and infrastructure optimization.
EOS-Driven Environment: We utilize the Entrepreneurial Operating System (EOS) for operational excellence. Experience with EOS tools including Rocks, Scorecards, and Level 10 Meetings is a strong plus.
Key Responsibilities
Commercial Property Operations
- Oversee all aspects of commercial property maintenance including HVAC systems, electrical, plumbing, and structural integrity
- Ensure compliance with commercial building codes, safety regulations, and local ordinances
- Develop and execute comprehensive preventive maintenance programs
- Monitor property performance metrics and implement cost-saving initiatives
- Maintain high standards for property appearance, safety, and tenant satisfaction
Team Leadership & Vendor Management
- Lead internal maintenance team and coordinate external service providers
- Manage vendor relationships for landscaping, janitorial, IT support, waste management, and specialized services
- Negotiate service contracts and monitor vendor performance against SLAs
- Conduct regular team meetings and performance evaluations using EOS methodologies
- Drive accountability and continuous improvement across all property operations
Capital Projects & Construction Management
- Plan and execute property improvement projects, renovations, and tenant improvements
- Coordinate with general contractors, subcontractors, and regulatory agencies
- Manage project budgets, timelines, and quality standards
- Ensure all construction work meets building codes and permit requirements
- Oversee office relocations, space reconfigurations, and infrastructure upgrades
Property Financial Management
- Monitor operating budgets and identify cost optimization opportunities
- Track maintenance expenses and capital expenditure forecasting
- Evaluate ROI on property improvements and maintenance investments
- Prepare regular reports on property performance and operational metrics
Required Qualifications
Essential Experience
- Property Management: Minimum 5 years in commercial property management, facilities management, or real estate operations
- Leadership Experience: Proven track record managing teams and driving performance accountability
- Technical Knowledge: Working knowledge of commercial HVAC systems, electrical, plumbing, and building safety protocols
- Project Management: Experience managing construction projects, renovations, or capital improvements
- Vendor Relations: Demonstrated success negotiating and managing service provider contracts
