This is a full-time ops position. Other personal services (ops) employment is a temporary employer/employee relationship used solely for accomplishing short-term or intermittent tasks. Ops are at-will employees and subject to actions such as changes to pay, work assignment, and terminations at the recommendation of the employer.

Starting Salary: $15.00 per hour
Perform general maintenance and repair of buildings, grounds, and equipment and other miscellaneous items as directed. This includes performing preventative maintenance on all buildings and related equipment. Prepare and paint interior and exterior of buildings and other miscellaneous items as directed. Assist with HVAC maintenance and operations. Install, maintain, and repair valves, faucets, traps, sinks, water closets, and urinals. Perform general carpentry work in the alteration, repair, and maintenance of buildings, floors, doors, and windows. Repair defective components in lighting fixtures, replace burned-out bulbs, replace defective electrical switches and receptacles. Relocate furniture and equipment from building to building as required. Move furniture and equipment, load and/or unload trucks with furniture or other items such as couches, chairs, boxes, records, and general supplies, etc. Perform janitorial duties as needed including: sweeping, vacuuming, mopping, carpet cleaning, striping, and waxing floors. Maintaining restroom facilities in a clean and sanitary condition. Emptying garbage and keeping the floors clean in the offices. Maintain building security; ensure facilities are secured at the end of each day. Maintain outside premises, including sweeping walks, picking up litter, cleaning windows, etc. Perform/assist in hurricane preparedness program. Perform other related duties as required. Knowledge of carpentry, electrical, plumbing, and HVAC. Ability to troubleshoot and problem solve building functions and issues. Ability to plan, organize, and coordinate building maintenance and repair. Ability to assist with maintenance, construction, and repair work performed by outside vendors. Ability to communicate effectively with staff and co-workers.
A high school diploma or its equivalent is required. Valid driver's license required. Two years experience in property maintenance, construction, and/or facility repairs. Good physical condition and ability to do manual labor. Ability to easily lift 40 pounds.
