Operating Engineer

Position Overview: The Operating Engineer is responsible for the efficient operation and maintenance of the mechanical, electrical, and plumbing systems within the assigned facility. The role ensures that these systems are maintained in optimal working conditions, maximizing their reliability and lifespan. In facilities without a Chief Engineer on-site, this position may be the sole engineer responsible for operations and may also involve overseeing maintenance staff, depending on the complexity and size of the assignment.

Essential Functions and Responsibilities:

• Operations & Maintenance: Oversee the daily operation and maintenance of mechanical, electrical, and plumbing systems, ensuring that all building systems are functioning efficiently and safely. • Staff Supervision: When applicable, supervise maintenance staff, assigning tasks and monitoring the completion of maintenance activities and projects. • Preventive Maintenance: Perform routine maintenance tasks such as changing filters, lubricating motors, replacing lamps, ballasts, and fixtures, inspecting and adjusting belts, replacing motor bearings, aligning shafts, and other preventive maintenance activities as recommended by equipment manufacturers. • Program Improvement: Continuously recommend enhancements to the preventive maintenance program to ensure optimal building system performance. • Procedure Development: Establish and maintain effective, building-specific maintenance procedures to support long-term operational efficiency. • Contractor Coordination: Liaise with external contractors and technicians to ensure that maintenance activities are conducted smoothly and according to best practices. • Inventory Management: Maintain accurate stock and inventory control, ensuring necessary materials are available for regular maintenance tasks. • Emergency Response: Act swiftly and effectively in emergency situations, including fire, evacuation, equipment failures, and other urgent matters, while ensuring minimal disruption to operations. • Compliance: Ensure all building operations adhere to applicable codes, regulations, and company directives. Practice safe work habits and maintain compliance with safety standards. • Reporting: Compile and submit monthly reports to management, keeping them informed of building operations, maintenance issues, and system performance. • Safety Training: Complete all required safety training and comply with all company safety standards. • Professional Appearance: Adhere to company uniform and dress code policies, maintaining a neat and professional appearance while on property.

Key Competencies:

• Communication Skills: Excellent verbal and written communication skills to effectively collaborate with team members, management, and external contractors. • Organizational Skills: Ability to prioritize tasks and manage multiple responsibilities in a fast-paced environment. • Technical Expertise: In-depth knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems. • Problem Solving & Decision Making: Strong analytical skills to troubleshoot issues and make informed decisions under pressure.

Education:

• High school diploma or equivalent required. • Graduation from an apprentice program or trade school preferred.

Experience:

• Minimum of 5 years of relevant experience operating, maintaining, and repairing mechanical, electrical, and plumbing systems in a commercial property setting preferred.

Certifications & Licenses:

• EPA Section 608 "Universal" certification for handling CFC and HFC refrigerants preferred. • Valid driver's license with a clean driving record.

Skills:

• Basic computer proficiency, including Microsoft Outlook, Excel, and Word. • Experience with energy management systems, HVAC systems, boilers, compressors, pumps, water systems, and general building operations. • Ability to operate, troubleshoot, and repair complex building systems.

Work Environment:

This position typically operates in a professional office environment. Occasional travel between properties in varying weather conditions may be required. The job may require extended hours or shift work, including on-call duties for emergency situations.

Physical Demands:

• Ability to lift up to 50 pounds and perform physical tasks, including stooping, climbing, bending, and crouching. • Ability to work in varying conditions, including different floors and departments, and handle equipment such as pumps, tools, and ladders. • Clear verbal communication skills and the ability to read and understand written documents, schematics, and technical information.
