Property/Grounds Custodian

The Property/Grounds Custodian keeps the grounds and common areas of condominium home owner association properties clean, orderly, and safe. Tasks include sweeping/shoveling snow as needed from walkways and exterior corridors, sweeping debris and picking up trash from walkways, exterior corridors and interior ingress/egress vestibules. Keeping elevators neat & clean by wiping & vacuuming as needed. Involves hauling trash, operating a broom, shovel, vacuum, or dust rag. Involves use of household strength cleaners. This position must be able to physically haul loads up to 35 pounds. The work environment includes exposure to outside winter temperatures and weather. This is an entry-level position, no experience necessary, requires limited exercise of judgement. The Property/Grounds custodian works under close supervision and receives specific instructions on required tasks several times per day, and receives specific instructions and follow-up on results expected. Work is closely monitored and reviewed for quality.

Resort Group LLC, DBA Mountain Resorts, DBA Simply Steamboat, 2150 Resort Drive, Steamboat, CO 80487 seeks 30 Temporary Full-Time Facilities/Grounds Custodians. Job starts: November 15, 2025. Job ends: April 30, 2026. Report to work location: 2150 Resort Drive, Steamboat Springs, CO. Daily assigned properties within 5 miles of main office. Background check required, same as all other applicants. On-the-job training provided. $18.78 per hour, $28.17 per hour for overtime (over 40 in a week). Shifts: start 8 AM-10 AM, 6 hour shifts, Mon-Sun, 1 day off/week vary. 36 hrs/week.

Will use a single (one) payweek to calculate wages due; the payweek begins each Saturday, and ends each Friday. Overtime is calculated based on hours over 40 in each single payweek. Overtime premium rate is time and a half. Frequency of pay: bi-weekly on Fridays. Pay deductions: We will make all deductions required by law (ie. federal and state income taxes, social security taxes). We will make a deduction for your bi-weekly occupancy fee at our employer-provided housing at a rate of $350 each bi-weekly period if you choose to reside there. Any past due and unpaid weekly occupancy fees will also be collected via your pay. It is optional to elect to reside in our employer-provided housing, if you do not, no deductions for housing will occur. No other deductions will be made from your pay, with exception of statutory taxes & wage withholding.

Uniforms: Employer furnishes any required dress (shirts or hats), name badges at the employer's cost. No deductions will be made for uniforms. The employee must provide their own closed-toe shoes/footwear. Tools/equipment required: There are no tools or equipment that the employee must provide, any supplies or equipment required to perform the duties of this job will be provided and paid for by the employer, in accordance with 20 CFR 655.20(k). There will be no payment or deposit required from the employee for the supplies or equipment. Meals: We do not operate any food & beverage facilities. There is no deduction for meals. We make cooking facilities & kitchens available on-site at our employer-provided housing for employees to cook their own meals. Transportation & Subsistence: The employer will reimburse the employee on their first paycheck for any and all reasonable costs the employee incurred to travel to the place of business (Steamboat Springs, CO), including subsistence (meals & other expenses cost). The amount of transportation payment will be no less than the most economical and reasonable common carrier transportation charges for the distances involved. The amount of daily subsistence will be as permitted for a minimum of $16.28 per day to a max of $68.00 per day with receipts. We will provide or reimburse the employee for transportation and subsistence from the place from which you travel, whether in the U.S. or abroad, to Steamboat Springs, Colorado, consistent with ยง655.200). Return transportation: We will arrange for, and pay for all reasonable transportation & Subsistence costs and fees, to return you from Steamboat Springs, CO to the place from which you departed to work for us, if you complete the period of offered employment, or if the employee is dismissed from employment for any reason by the employer before the end of the offer period. The return transportation trip will be paid in advance and arranged by the employer. This does not apply if you are reporting directly to another employer (as in cases of visa extensions). Transportation to/from the worksite: The employer does not provide transportation to/from the worksite; however, if you elect to reside in our employer-provided housing (for an occupancy fee), you will have access to transportation to/from the worksite on the free City Bus provided by Steamboat Springs Transit. Visa fees, visa processing, consulate fees and border crossing fees: The employer will reimburse H2B workers during your first workweek for any and all fees associated with traveling and arriving to Steamboat Springs, CO, inclusive of all visa fees, visa processing fees, agent or consular fees. Passport expenses: The cost of renewing your passport, or the issuance of your passport will be the employee's expense.

Guaranteed pay: We guarantee to provide or pay each employee for a minimum of these hours over the course of the offer period: The hours equal to or greater than the total number of work hours (8 hours per day, 5 days per workweek), equal to at least three-fourths of the workdays during each 12-week period, beginning with the first workday after the arrival of the employee to worksite in accordance with 20 CFR 655.20(1). Each 12-week period guarantees a total of 360 hours.
