Senior Manager, Real Estate Secured Lending Account Management

The Senior Manager, Real Estate Secured Lending Account Management plays a critical leadership role in designing and executing strategies that optimize the performance, resilience, and customer experience of the in-force Real Estate Secured Lending portfolio. This position blends strategic thinking with hands-on analytical execution to drive retention, strengthen credit quality, enhance profitability, and protect the organization's risk appetite. Working in close partnership with teams across Product and Risk, the Senior Manager develops scalable, automated lifecycle strategies rooted in segmentation, behavior-based insights, collateral-risk differentiation, and model-enabled decisioning. The role ensures strategies evolve with customer behavior, housing and interest-rate environments, and regulatory and competitive dynamics.

Key Responsibilities

Lifecycle Strategy Development & Execution

  • Design and execute customer-level account management strategies covering the end-to-end post-funding lifecycle, including renewals, retention, early-warning triggers, performance-based treatments, and exception pathways.
  • Implement strategies that balance customer experience, portfolio retention, profitability, and credit-risk integrity across all secured-lending segments.
  • Embed collateral-risk insights, payment behavior, and customer attributes into treatment logic to drive differentiated, targeted interventions.

Renewals Strategy Leadership

  • Lead the development of renewal strategies that improve retention, protect margin, and ensure timely risk-appropriate renewal decisions.
  • Partner with Distribution, Pricing, and Risk to build renewal journeys, proactive outreach programs, early engagement triggers, and exception-handling rules.
  • Optimize renewal workflows across automated, branch, and adjudication channels.

Model Application & Interpretation

  • Act as a key model user, applying secured-lending models such as behavior scores, property valuation models (AVMs), collateral risk tiers, and early-warning indicators.
  • Ensure models are properly interpreted and embedded in treatment segmentation, exposure management, and renewal decisioning.

Analytical Insights & Portfolio Optimization

  • Identify opportunities for improved segmentation, behavioral triggers, collateral-risk stratification, renewal targeting, and pricing optimization.
  • Deliver data-driven insights on delinquency trends, renewal conversion, prepayment behavior, regional market variations, and customer performance.

Champion–Challenger Testing

  • Design and execute structured test-and-learn frameworks to evaluate enhancements in renewal treatments, customer journeys, pricing offers, early-warning treatments, and behavioral segmentation.
  • Assess impact across retention rates, risk outcomes, portfolio yield, and customer experience.

Technology & Deployment Partnership

  • Collaborate with Technology and Analytics teams to translate strategy logic into deployable decision rules and automated workflows.
  • Ensure technical feasibility, operational integrity, and adherence to governance, testing, and control frameworks.

Portfolio Monitoring & Reporting

  • Monitor in-force portfolio health, including delinquency trends, renewal conversion, attrition drivers, prepayment behavior, collateral value shifts, and regional housing trends.
  • Recommend proactive strategy refinements to maintain portfolio performance within risk appetite.

Governance, Risk & Compliance

  • Ensure all account-management and renewal strategies comply with credit policy, regulatory requirements, mortgage adjudication standards, consumer-protection guidelines, and model-governance expectations.
  • Maintain rigorous documentation and support audit, compliance, and oversight processes.

Qualifications & Experience

  • 3+ years in Real Estate Secured Lending, mortgage credit strategy, originations, or acquisition-focused risk management.
  • Strong understanding of mortgage underwriting fundamentals, collateral risk, and secured-lending regulatory frameworks.
  • Experience as a model user (AVMs, credit scores, pricing models, segmentation models).
  • Proficiency in decision engines, decision-tree platforms, and analytical tools (SAS, FICO, ML scoring systems).
  • Demonstrated ability to convert analytical insights into executable strategies with measurable business impact.
  • Experience influencing cross-functional partners and leading strategy initiatives.
  • Commitment to innovation, customer-centricity, and continuous improvement.

Salary: $86,000.00 - $160,000.00

Pay Type: Salaried

The above represents BMO Financial Group's pay range and type. Salaries will vary based on factors such as location, skills, experience, education, and qualifications for the role, and may include a commission structure. Salaries for part-time roles will be pro-rated based on number of hours regularly worked. For commission roles, the salary listed above represents BMO Financial Group's expected target for the first year in this position.

BMO Financial Group's total compensation package will vary based on the pay type of the position and may include performance-based incentives, discretionary bonuses, as well as other perks and rewards.
