Building Maintenance Technician

Lead Building Engineer responsible for the maintenance and efficient operation of a 700,000 square foot high-rise building downtown. This role requires expertise in handling high-tonnage chillers, electrical systems, and advanced HVAC technology.

Responsibilities

Chiller System Management: Maintain and service three 500-ton chillers, ensuring peak operational efficiency.

Electrical Systems: Perform high-voltage electrical work, including motor replacements and rewiring at 480V.

Cooling Tower & Condenser Water Loops: Oversee sub-cooling towers and condenser water loops to ensure effective heat exchange and system balance.

Boiler Operations: Maintain three electric heating units and manage all building heating parameters.

HVAC Systems: Optimize package water cooling units and troubleshoot inefficiencies to improve building performance.

Building Automation System: Analyze system data, adjust parameters, and implement strategies to enhance energy efficiency.

CMMS Utilization: Manage and track work orders, preventive maintenance schedules, and asset performance using CMMS software to ensure efficient operations.

Vendor Management: Collaborate with external vendors for service contracts, procurement, and equipment maintenance, ensuring quality standards and cost-effective solutions.

Team Leadership & Development: Train, mentor, and manage a team of three direct reports, fostering a culture of continuous learning, efficiency, and technical excellence.

Essential Skills

Strong electrical proficiency, with experience working on high-voltage systems.

Expertise in HVAC systems, chillers, boilers, and water cooling units.

Ability to troubleshoot system inefficiencies and develop optimization plans.

Experience with CMMS for maintenance scheduling, asset tracking, and workflow management.

Proven ability to coordinate with vendors, negotiate contracts, and manage service agreements.

Leadership experience, with a track record of training and developing high-performing engineering teams.

Demonstrated understanding of mechanical systems theory and best practices.

Additional Skills & Qualifications

Experience in building maintenance, plumbing, electrical, hydraulics, and carpentry.

Strong troubleshooting skills in various building systems.

Job Type & Location

This is a Contract to Hire position based out of Denver, Colorado.

Pay and Benefits

The pay range for this position is $43.26 - $45.67/hr.
