Location: Midtown Omaha, NE
Receive, schedule, complete, and close work orders in AppFolio within 24 hours.
Provide residents with clear, timely updates on repair status.
Perform unit turns, inspections, and verify readiness for move-ins.
Coordinate with and verify the work of outside vendors.
Address urgent issues including burst pipes, HVAC failures, CO alarms, and other emergencies.
Participate in routine dashboard check-ins throughout the week.
Maintain working knowledge of property systems (irrigation, alarms, water/gas shutoffs, etc.).
Order materials, manage inventory, and track supplies as needed.
Support teammates, contribute to a collaborative environment, and participate in ongoing training.
Provide direction to Tech B team members and grounds staff.
Manage subcontractors and vendor partners.
Oversee unit turns across the assigned portfolio.
Assist in planning and supporting capital improvement projects.
Consistent Monday–Friday schedule (no rotating weekends).
Salary-based pay with annual bonus potential tied to KPIs.

You'll be part of a collaborative maintenance team serving a Midtown Omaha portfolio. The pace is fast, resident-focused, and hands-on—requiring excellent communication and coordination with vendors, residents, and internal teams.

The pay range for this position is $55000.00 - $80000.00/yr.
